Created new general plan designation and zone district for Fresno County allowing the 730 lot, mixed-use Quail Lake project on E. Shaw Ave. with a 52 acre lake. Assisted in the preparation of the project”s specific plan, justification and design guidelines. Extensively involved in negotiations with regulatory agencies to develop mitigation measures and service delivery agreements. Including the project tertiary sewage treatment plant and water service area with related bonding. |
Harlan Ranch

Provided land planning, strategic and technical advice for all major components of the 389+/- acre Harlan Ranch mixed use master planned community in Clovis, California including certification of the project Environmental Impact Report and annexation effort. |
Copper River Ranch
|
Provided land planning services to obtain approval of a 900 +/- acre award winning, mixed use project with a golf course and tennis courts as its main amenity. Land consolidation, Williamson Act, traffic mitigation offloading tertiary treated waste water were among other complex issues resolved. |
